Housing conditions and rental prices

The survey covered 53 neighborhoods across the city, representing Ho Chi Minh City’s population of nearly 9.4 million (as of 2022), with an average household size of 3.48 people.

Detached houses remain the dominant housing type, accounting for 86.1% of the total, while apartments and rented rooms represent 6.9% and 7%, respectively.

Rental prices vary significantly by housing type. Detached houses rent for VND 1-50 million per month, averaging VND 6.2 million. Apartments have a slightly higher average rent of VND 7.8 million per month, ranging from VND 2-15 million. Meanwhile, rented rooms are the most affordable, with prices between VND 0.8-7 million per month.

The survey found that most households were satisfied with their current housing conditions. About 53.9% of respondents reported being satisfied, while 16.6% expressed high satisfaction. However, 7.4% of households said they were dissatisfied or very dissatisfied.

Renovation and housing needs

The survey identified three main categories of housing needs: renovation, home purchases, and rentals.

Approximately 23.9% of households expressed a desire to renovate their current homes, and 22.1% wanted to expand their living space. Based on these preferences, it is estimated that an additional 21.4 million square meters of detached housing will be self-built by residents between 2026 and 2030.

Regarding home purchases, 7.1% of households expressed a need to move from their current homes, while 11.3% wanted to acquire new properties. Detached houses are the most desired option, chosen by 52.6% of respondents, followed by land plots (31.7%) and apartments (15.7%).

For detached houses and apartments, most households prefer properties within Ho Chi Minh City. However, for land plots, 20% of respondents indicated interest in purchasing in nearby provinces, with an average price of VND 1.74 billion per plot.

While 50.7% of respondents aim to buy property for residential purposes, 19.4% see it as a way to accumulate assets.

It is estimated that from 2026 to 2030, the city will see an additional 456,770 detached homes, with a total floor area of 39.7 million square meters, and 59,016 apartments, totaling 3.7 million square meters of floor space.

Despite growing housing needs, the survey shows that 33.7% of households do not have specific plans to improve or acquire homes due to financial constraints.

This highlights a significant challenge for many families in Ho Chi Minh City as they navigate the rising cost of housing in an increasingly urbanized environment.
